Minister for Housing and Urban Development Tom Koutsantonis said today proposals are being sought from the development and construction industry to master plan and develop a 2.107 hectare site in Marden.
"The River Street site provides a rare chance to create a healthy and diverse neighbourhood that connects with the River Torrens Linear Park bicycle and walkway and the nearby O-Bahn busway," Mr Koutsantonis said.
"This site in Marden provides an opportunity to embrace some of the key elements of the 30-Year Plan for Greater Adelaide, which seeks to take advantage of our transport network.
"River Street will deliver homes in a high demand area just five kilometres from the Adelaide CBD and close to public transport.
"We are hoping that the industry can have a good, hard look at this site and put forward some innovative ideas based around providing quality housing options, including townhouses and apartments."
"The River Street site, located within the City of Norwood, Payneham and St Peters, is expected to deliver a cleverly-designed development that includes affordable and market-priced housing.
"The site is close to the Klemzig O-Bahn Interchange which is currently being refurbished as part of a $17.1 million program to upgrade Adelaide's most popular transport corridor."
Fred Hansen, Chief Executive of Renewal SA, said an Expression of Interest process that begins today presents a significant opportunity for developers, builders or consortiums that could include not-for-profit housing providers.
"Near-city living that is accessible through the existing bikeway and walkway has the potential to provide the highly prized lifestyle sought by many South Australians," Mr Hansen said.
"Given the high demand for affordable housing within the inner north eastern suburbs it is a key requirement for the developer to use quality design and innovative ideas to include affordable rental accommodation and affordable home ownership."
The City of Norwood, Payneham and St Peters has also shown support for increased density development at River Street, Marden through its draft Development Plan Amendment - Marden Regeneration Policy Area.
